It falls within a master plan for Newport Office Center conceived and secured by the former firm, Edward Larrabee Barnes Architects, in the 1990’s, including office buildings, parking garages, hotels, condo towers with a retail shopping mall behind.

This no-frills, market-rate structure optimizes office layout, steel frame dimensions and central core efficiencies. A central bay window at each floor offers a preferred space for conference rooms and executive offices looks over a yacht marina capturing dramatic river views. This vertical element ascends above the central entrance as a gesture to the river that is legible at the urban scale.
